Istanbul is not one market but many. The right district depends entirely on what the property is for — a family home, a yield asset, or a qualifying citizenship investment.
Trophy residences and long-term family holds. scarce supply, premium pricing, and liquidity that depends on buying correctly at the start.
Classic central Istanbul — tailors, galleries, established apartment buildings. suits buyers who want a real neighbourhood rather than a compound.
The business corridor — newer towers, professional tenants, considered yield. the most rental-oriented of the central districts.
Newer planned districts with larger units at lower entry prices. popular with families; requires careful developer selection.
Not Istanbul — but many of our clients hold both. whitewashed villas, a long summer, and citizenship-qualifying stock.
Currency movement cuts both ways. Off-plan purchases carry developer risk. Valuations can be optimistic when a seller commissions them, and title issues — inherited debts, missing occupancy permits, disputed ownership — are not rare. None of this is a reason to avoid Istanbul; all of it is a reason to complete proper due diligence before money moves.
We do not publish inventory. When a client brief arrives, we review what is actually available through our sources, visit the serious candidates ourselves, and present a short list with the drawbacks stated alongside the virtues. If nothing on the market fits the brief, we say so and wait.
A private brief, read personally, answered honestly.
