Citizenship

Turkish citizenship by investment

Turkish citizenship by investment generally requires a minimum qualifying real-estate investment of $400,000, held for three years. Below is how the process actually works — and where to verify it.

The essentials

  • Qualifying investment — real estate with a total value of at least $400,000, confirmed by a licensed valuation report.
  • Three-year retention — the property carries a sale restriction for three years, after which it may be resold freely.
  • Family inclusion — the main applicant's spouse and children under eighteen are included in the same file.
  • No residence requirement — applicants are not required to live in Türkiye before or after approval.
  • Typical timeline — roughly four to six months from property selection to passports in hand, depending on the file.

The bank deposit route: $500,000

You can also obtain Turkish citizenship by wiring and depositing at least $500,000 USD (or its equivalent in foreign currency or Turkish Lira) into a bank operating in Türkiye and committing to keep it there for a minimum of three years.

Large international transfers are coordinated through our accredited lawyer partner and our banking partners in Türkiye, who receive the funds and issue the documents the citizenship file requires, after full compliance and source-of-funds checks.

  2. 02

    Legal due diligence

Title search, licensed valuation, structural review and a clean tax position before any deposit is paid.

  3. 03

    Title deed transfer

Foreign-currency conversion through the required bank certificate, registration of the deed in your name, and the three-year retention annotation.

  4. 04

    Citizenship application

The file is prepared with licensed counsel and submitted to the competent directorate. Passports follow for you, your spouse and children under eighteen.

What can go wrong

Most failed files share the same causes: a property whose valuation does not support the threshold, an unclear title or existing liens, a developer under financial stress, or paperwork prepared by an intermediary with no licence to lose. Each of these is avoidable with proper due diligence — which is why we insist on it before any deposit.

Verify it yourself
